The Earth has a finite supply of fresh water — stored underground, on Earth’s surface, and in the atmosphere. 

Today, less than 3% of the water on Earth is usable for drinking or farming, and desalinization technology is still too costly and takes too much energy to convert salt water into fresh water.

Even though what we have in Richmond seems like enough for us now, as the population grows there will be more and more demand on our water supply.  According to the US Government Accountability Office, 36 states expect to have water shortages by 2013.

Backyard safety is the focus of Building Safety Month

CHESTERFIELD OBSERVER  - With summer right around the corner, the Chesterfield County Building Inspection Department has made backyard safety the focus as it recognizes May as Building Safety Month. Building officials are encouraging county residents to take time now to ensure their decks and pools are ready for some safe summertime fun.

Each year, hundreds of people are injured as a result of deck failures or collapses, which can be prevented with regular maintenance. According to the International Code Council Foundation, roughly half of the 40 million decks in the United States are in need of repairs or rebuilding. Chesterfield County building officials recommend the following:

  • Check support posts and beams for rot, splitting or abnormal movement
  • Closely examine points at which the deck attaches to the house
  • Check all fasteners, including bolts and brackets, for any rust or corrosion
  • Make sure all the rails are sturdy and well-secured

Pools pose obvious safety risks, but there are other risks that may not be as apparent. Like the deck on the back of a house, many pools, especially above-ground pools, have decks beside or around them that require just as much maintenance. How a pool is built or installed, and how a pool is equipped, also can pose risks. Chesterfield County building officials recommend the following:

  • Make sure that fences, gates and covers that protect the pool from entry by unattended children are operable and in good repair.
  • Remove access ladders on above-ground pools when the pool is not in use.
  • Make sure that pumps and other electrical equipment are installed by a qualified individual familiar with the bonding and grounding provisions of the electrical code.
  • Make sure that pool heaters are installed only by a qualified individual familiar with the code requirements for gas and electric appliances.
  • Make sure that pools with recirculation filters are equipped with approved entrapment protection.

Should a potential problem be spotted, an inspection by a county building official is recommended. Inspections are free, and most can be completed within a day of when you call. The inspector will know what needs to be done and whether a building permit would be required. They’ll also inspect any work that’s done.

Importance of A Sump Pump in Your Richmond Home Basement

The investment in a home is most likely the largest financial investment that you will ever make in your lifetime.  Due to the size of this investment and the impact it could have on your family, it is important that you do everything you can to protect your investment.  Therefore, if you have a basement in your home, you need to understand the importance of having a sump pump to make sure your home is protected from water damage.

First, you may be asking, what exactly is a sump pump? 

A sump pump is a pumping system that allows your basement to be protected in the event of a flood or water entering via other ways , like air conditioning pan overflow or broken pipes, etc.   If your home has a basement, you know that it is the most susceptible area in the house to a flood due to the close proximity to the soil that could be saturated by a good rain.  Water damage could cost you a lot of money and prized possessions, again emphasizing the importance of a sump pump in your basement.

The sump pump removes water that collects in a sump “pit” and sends it away from the house where it can do no damage.  In older homes, the sump pump may pump collected water into the sanitary sewer.  This is probably not up to code anymore, so check with your permit office to make sure that it is still acceptable in your area (or just call us).

Often in newer homes, the sump pump moves collected water into the drainage system that gets the water away from the foundation of the house.  Many times this drainage system is the same buried pipe that collects water from the downspouts coming down from the roof.

There are 2 main types of sumps – pedestal and submersible.

  1. The submersible sump pump is specially sealed to prevent electrical short circuits and is placed down in the sump pit.
  2. The pedestal sump pump is mounted above the sump pit, which makes it easy to service, but it is so … right there screaming “Hello! I am a sump pump!”  The submersible pump is the way to go if you want your sump pump out of sight.  

Either way, it is nice to have a cover over the sump pit, so you can’t just look down into a pit of water.  With an open pit, you run the risk of things falling into the pit and possibly damaging the pump. There’s nothing quite like finding a drowned mouse in your sump pit – yippee! A cover on the pit is also good because it will help with that dank, musty smell that comes with standing water.

Another way that sump pumps will help your home and your financial situation is that they will likely give you a good break on your homeowners insurance.  Insurance companies are always excited to see their clients take precautions against possible risks and that is just what a sump pump does.  Check with your insurance company to see what sort of discount they give with the installation of a sump pump system.

Time to Consider A Barrier-Free Bathroom?

The American Disabilities Act was signed in 1990.

Back in 1990, President Bush signed the Americans with Disabilities Act ( ADA ) into law.  The ADA was enacted to provide civil rights protection to disabled persons.  

Disability was defined as “a physical or mental impairment that substantially limits a major life activity.” It was a broad sweeping set of regulations which required retail businesses and offices to provide certain standards as to accessibility for those of us who are disabled.  This led to everything from handicapped-marked parking spaces, to curb ramps, extra wide entrance doors and exits, and the ADA regulation height toilet.

Sounds like a good idea, doesn’t it?  However, ADA applies to public spaces, not residential spaces. Plus, there are some handicap accessibility situations where ADA guidelines make no specification. What if you need to modify your bathroom for an elderly parent or for someone who has had an injury, or is recovering from surgery? That’s where the Barrier-Free concept comes into play.

Barrier-Free is defined by our dear friends at Wikipedia as:

Barrier-free (バリアフリー bariafurii?) building modification consists of modifying buildings or facilities so that they can be used by the physically disadvantaged or disabled.  The term is used primarily in Japan and non-English speaking countries (e.g. German: Barrierefreiheit; Finnish: Esteettömän rakentamisen), while in English-speaking countries, terms such as “accessibility” and “handicapped accessible” dominate in regular everyday use.

“An example of barrier-free design would be installing a ramp for wheelchairs alongside or in place of steps. In the case of new buildings, however, the idea of barrier free modification has largely been superseded by the concept of universal design, which seeks to design things from the outset to support easy access.”

We’re hearing many bad weather storm reports including flooding and power outages, especially east of Richmond with the after effects of Hurricane Ida.  Rain reports from NBC12 show that nearby areas have received several inches of rain already, and the storm is barely slowing down.  As of this posting, Dominion Virginia Power says it has 43,000 customers without power, many of them in the Richmond and Tri-Cities area.

Heavy rains have not only caused flood warnings from North Carolina to New York but Gov. Kaine declared Virginia a state of emergency on Wednesday.  The USGS’s Real-Time report shows the James River closing in on 8-feet.

Retrofiting bathroom and kitchen plumbing for ADA, elderly and rehab safety.

If you’ve ever had to take care of an elderly parent or perhaps a loved one who is either disabled or has been through a hip or knee surgery, you know how important it is for that person to be safe in the home or to be able to be independent while you’re not there to take care of them. 

A few simple changes in the bathroom, for example, can make a huge difference in whether they can get around easily and safely.  Aside from adding grab bars, one of the things we’ve received a lot of requests for lately is installing an ADA-compliant toilet in the home, which is higher than a normal toilet and between 16.5 and 18 inches in height, compared to most standard toilets which are between 14 and 16 inches in height.  Doesn’t seem like much but those 2 to 3  inches can make a world of difference to someone who can’t bend their knees as easily.  And frankly, the higher commode is just great for anyone who may be taller than most.

Another thing to double check in the home is the water temperature, making sure it isn’t too hot.  This can be done simply by tempering the hot water valves to ensure the water isn’t scalding in both bathroom and kitchen sinks, including the tub or shower. 

And speaking of sinks, another solution for those who have limited use of their hands may benefit greatly by residential faucets that employ motion-sensing technology to activate the lavatory or kitchen faucets.  The temperature can be preset and the person can simply wave his or her hand in front of the faucet to turn it on — and it will turn off automatically.

You may not be aware of this but Virginia State Law says that, if you have an underground irrigation system to aid in keeping your lawn green all summer, you are required to have your backflow prevention device inspected every year. 

While this law has been enacted in the 1970s, city and county utilities departments have not been enforcing it very well until recently.  In fact, Chesterfield Utilities Department customers received a notice with their March/April invoices, informing homeowners that their devices on their irrigation systems must be tested and certified annually.

Why is this important to homeowners?  According to a recent article in the Chesterfield Observer, “having a backflow-prevention assembly that is worn presents a danger most homeowners wouldn’t want to face. Backflow prevention devices stop the reverse flow of water and other substances in pipes to keep contaminated or polluted water from entering a home’s main water system, which supplies water for drinking, cooking and bathing.”

What else do you need to know? Importantly, “those who perform the test must have a ‘backflow prevention device worker’ certification, which is issued by the Virginia Department of Professional and Occupational Regulations,” the article continues.
